We are an Independent family business providing Building Surveys Level 3, Home Buyer Reports Level 2 and RICS Valuations Level 1

Our work specialises in pre-purchase surveys of residential property.
This includes the Home Buyer Report – Level 2 survey with an option for valuation advice, Building Surveys (a more detailed report), and residential RICS Valuations.

BUILDING SURVEYS LEVEL 3

The Building Survey Report Level 3 is the most detailed report and is normally intended for older, larger and more complicated buildings. It describes the building and its various elements and details the condition of each element and any repair issues and advises whether these are urgent or optional / advisory. The report also details any potential ongoing maintenance issues and potential longer term repair risks.

Each element is category rated thus:-

Category 1: Where no repair is necessary just normal maintenance required.
Category 2: Defects require repair or replacement but not considered to be serious or urgent.
Category 3: Defects that are serious and in need of urgent repair or replacement. If not attended to then significant further deterioration to the building may occur.
Category 4: Further investigation required - we are not allowed to test services, we do not survey swimming pools, leisure buildings, sheds or cellars / basements and sometimes are unable to access certain areas.

HOME BUYER REPORT LEVEL 2

The Home Buyer Report Level 2 is designed for the majority of the residential housing stock to include modern housing and most post 2nd World War built properties. It is also ideal for terraced housing. It describes the building and its various elements and details the condition of each element and advises whether these are urgent or optional / advisory. The report also details any potential ongoing maintenance issues and potential longer term repair risks. It also includes a valuation and reinstatement valuation although if you wish to reduce the fee then this service can be removed.

VALUATIONS LEVEL 1

We also undertake valuation work based upon RICS Red Book compliance. Our valuers are regulated by the Royal Institution of Chartered Surveyors on an annual basis.
The valuations are generally for Probate, Charity, Matrimonial, Help-to Buy schemes and SIPP Purposes.
We do NOT carry out valuations for lending purposes.
