The HomeBuyer Report is a detailed investigation and report intended for straightforward modern buildings mainly post-1945. It is also ideal for typical mid-terrace housing such as in larger towns and the South-East Wales valleys and most inter-war housing stock.
It identifies and describes
all the building elements and any repair issues.
Each element is category rated 1, 2 or 3.
Category 1: Where no repair necessary and
normal maintenance required.
Category 2: Defects that need repairing or
replacing but are not considered to be serious or urgent.
Category 3: Defects that are serious and/or
in need of urgent repair or replacement, or further
investigation is required.
A market valuation and reinstatement cost assessment for
insurance purposes can also be included with the report -
please request if this is required.
The building survey report
details any repair issues and advises whether these are urgent
The report also details any maintenance issues and longer term
potential repair issues.
The report is more detailed
and comprehensive than the HomeBuyer Report, and is suitable
for the larger, older and more complicated buildings. (The
report does not cover basements or swimming pools.)
We also complete valuation work for Probate, matrimonial, help-to-buy schemes and SIPP purposes.
We do not carry out
valuations for lending purposes.
